About the course

Packaging a Commercial Loan is a practical training program designed for residential mortgage brokers transitioning into commercial lending, new commercial mortgage brokers, real estate professionals, and anyone seeking to better understand how lenders evaluate commercial loan requests. Throughout seven chapters, you'll learn how to assemble and present the documents lenders expect to see, understand how underwriters review a file, and develop the skills needed to build complete, lender-ready submissions. The course is taught from a lender's perspective and focuses on real-world underwriting expectations, common submission mistakes, and practical techniques that can be applied immediately to active transactions. By the end of the course, you'll understand how to package a commercial loan in a way that clearly answers the four questions every lender must resolve before making a credit decision: What are we lending on? How does the property perform? Who are we lending to? Why does this transaction make sense?

Michael Boggiano

With more than 35 years in commercial real estate finance and 25 years in commercial mortgage lending, I have worked on both the lender and broker sides of the industry across multiple market cycles. Throughout my career, I have originated, underwritten, managed, and structured commercial real estate loans across a wide range of property types and lending programs. I created the Academy for Commercial Lending to help brokers, investors, and real estate professionals better understand how lenders evaluate risk and make credit decisions. My goal is to share practical, real-world knowledge that helps shorten the learning curve and improve deal execution.

Why Students Take This Course

One of the biggest reasons commercial loan submissions get delayed is not credit quality. It's incomplete packaging. This course teaches the documents, organization, and narrative lenders expect before underwriting begins.
